How To Be Involved
- Alumni, Friends and Family pool funds together to invest in rental and commercial properties including but not limited to New Haven County.
- Each investor/member is required to have a minimum allocation of $25,000 in liquid cash available for a 12-month investment cycle.
- The members will have the right of first refusal to invest any amount of their allocation per deal based on seniority of highest funds allocated and we will work our way down that list until each property is fully funded.
- Members have 7 days to commit and wire funds into escrow after capital call is offered.
Operating Agreement:
- A New LLC is formed for every property with an LP operating agreement for participating members.
- Charger Property Management rate of 10%
- Manage from deal flow, close, refinance to sale.
- Voting rights for CapX, refinance and sale.
- Quarterly reports and investor distribution
- Target properties 8%-10%+ returns
Membership Obligation:
- Proof of liquid funds / minimum $25,000
- $2,500 annual administration fee
- Access to Capital Call option per deal
- Access to deal flow pro forma's
- 7 business days to opt-in and capital call.
- Invite to member conference calls
- Invite to member events and retreats
